Roaming Mattamy insulation may cause the dreaded “ice dam”

You’ve recently read in this blog issues concerning Mattamy and the horror of roaming insulation which they install.  Their idea of a fix is for you to keep checking it.  I wonder if they expect you to go into your attic and move the stuff around.  For those who know about attics, you may be alright with this but the other bunch of us who find it a foreign land, you might not want to do it as you could end up putting a skylight opening into your bedroom accidentally.  If you do brave this area – WATCH YOUR STEP.

The lack of sufficient  insulation or roaming insulation can cause more than just a cold bedroom.  It can also be the cause of “Ice Dams”.  These will cost you a lot more than just discomfort and higher heating bills.

You’re talking roof repairs.

According to an article in New Homes, written by Vivian Chih, the lack of insulation along the roof edges can cause unwanted heat to melt the snow on the roof, which will lead to water and ice working back up under the shingles.

She suggests you monitor your roof using a technique similar to that used to find grow ops.  Watch where the snow on your roof melts after a snowfall.  Is it pretty even (taking into account sun induced melting) or, do you see spot melting.  If you find spot melting, look into your attic and see if there is sufficient insulation there or, has your Mattamy roaming insulation taken a walk.

She suggests you check for all air leaks from the heated portion of the house but also suggests using a spray-applied foam insulation in those areas that won’t allow sufficient insulation.  I find it odd that in our climate, an architect would design a house with a built-in flaw that prevents sufficient insulation from being installed that will limit ice damming.  But then people wear footwear not suitable for our climate.  Probably the same people who design houses.

Hmmm, what are you wearing today Peter Gilgan?

The existence of a membrane underlay is questionable, unless you saw the roof being installed.  If you need to re-shingle, make sure they put on a good membrane along the lower edge of the roof, the bigger the better.  It is worth the extra money to prevent damage due to ice dams.

“To help you learn more about preventing ice dams, CMHC has a free About Your House fact sheet called Attic Venting, Attic Moisture and Ice Dams. For your copy, visit http://www.cmhc.ca or call us at 1-800-668-2642.”

P.S.  The above information would be valid to any building built by any builder.  It’s just that we have recorded instances of “Mattamy Roaming Insulation”.
