Is a house inspector needed? One reader says no.


My January 6th posting, titled:  “Is Mattamy picking and choosing your house inspector?”  SMason left a very informative comment where he/she outlined what can be done under Tarion and the timelines.  The closing comments though were that you need not hire a house inspector for a new house and should use them on older houses.

Well, SMason is right in one aspect, you should hire a house inspector for an older house but based on what I have seen of Mattamy homes, I still advise hiring for a new home.

Why?  Well, you can buy and sell a house without a lawyer or a real estate agent.  People have done that for new and old houses.  The forms are out there, along with the information on how to do it.  So, based on SMason’s advice, you could save a bundle of money by cutting out these professionals.  I had to arrange my own hydro hook-up on moving day, so we as homeowners can do things a builder usually does.

Well, most of us need these people to help us through the paper work, through the problems we know will happen and are happy t0 pay to have a professional guide us through the process.  A professional who takes some of the risk as well as they are liable to law suits, etc.

Most new homeowners are not qualified to check attics, determine if the joists are correct, make decisions on other aspects of construction and, it is nice to have these faults noted prior to moving in.  Just following lists doesn’t really cut it if you can’t back it up with a knowledgeable argument. 

If the builder has to move a wall, I’d like it done before I move in, not after.  My PDI was done on the same day I did the move-in – just a few hours before the mover arrived.  I had no opportunity to have things corrected and suffered as a result.  A gag order prevents me from telling you but I can say this.  PDI and Move-in on the same day is a disaster waiting for you.

In my case a house inspector on the PDI may not have helped much except to give me some moral and professional support and, tell me the best way to handle what was obvious to all but Mattamy –  a total *uck up.

So, yes SMason, you can follow the Tarion guidelines and forms, and I strongly suggest you do follow the forms and timelines but, to really understand what is going on, ensure all aspects are noted and you receive information from someone paid to look after you, I’d suggest a house inspector for both old and new homes.

Remember, about 50% of Tarion board members are working for, or advising the builders. Not much homeowner support there.
