Mattamy Homes – Do they know “Garage Door Opener”?

When you visit various forums, one theme that stands out is the fact that some people want to save money on upgrades by doing it themselves or, have someone other than the builder do it after taking possession of their house.  Something I certainly have no problem with but, there is an inherent problem with this strategy.  You are depending on the builder not doing something that totally screws up this process.

 

One example is someone who was buying a Mattamy home.  They got a number of upgrades but decided to save money by installing their own garage door opener once the house was occupied.  But, just to be safe, they had the builder install an electrical outlet at the appropriate spot for a garage door opener and, even mentioning that they would install the garage door opener themselves.

 

Well, they move in and the garage looks a little funny.  Although there was space for the garage door, the ceiling dropped about a foot where the door would open to.  They were informed by the Mattamy employee that a garage door was not possible with this configuration.  Now, tell me, who in their right mind would design a house in this day and age and not make allowances for a retro-install of a garage door opener?  I guess Mattamy Homes would.

 

The homeowner got advice from local Home Depots, etc and was told that the clearance was not acceptable for a garage door opener.  A reputable garage door installer (Dodd’s) was contacted and they told the homeowner that yes, they could install a top quality door opener but, they had to replace the door with one that was 6 inches lower at the top.  The homeowner, who thought they would save money by installing their own garage door opener was prevented from doing so because of the garage design by Mattamy Homes and now, instead of an easy $500 do-it-yourself install, is faced with an expensive $2300 install by professionals.  And, he is led to understand that this is not an unusual occurrence with builders.

 

Now, I ask?  If the homeowner had asked Mattamy Homes to install the garage door opener, would the garage have been designed to accommodate the Mattamy Homes upgrade?  Or, would Mattamy Homes, instead of the pre-requisite bouquet of flowers, put in the higher cost door for nothing?

 

The moral of the story?  If you think you can save money by doing the upgrades yourself or, having someone do it after you occupy the house, you had better make sure the builder isn’t going to do something that will either prevent you from doing the upgrade yourself or, costing you thousands of dollars more than if the builder did it while the house was under construction and being designed to accommodate their own plans.

 

Just one more reason to hire a house inspector to monitor the construction of your house.  Make sure you inform them if you are planning any after-construction modifications or upgrades that might be affected by the builder doing design changes or building areas of your house that prevents you upgrading.  Also, check with your lawyer to see if any of this could be put into the purchase agreement.  You’ve got nothing to lose – except thousands of dollars if you don’t.

  1. That is just shocking that they wouldn’t account for a garage door opener! Sounds like an expensive indiscretion on their part!

  2. Yes, they even admitted it when I moved it but it was “so sad, too bad”. One of my future blogs will show that they have built a door from the garage that opens into a small foyer, giving access to the main part of the house or, through another door to the basement. Due to the design, you lose quite a bit of space for taking things down to the basement s the two doors must open on to each other and cannot be pushed back to allow full entry.
